Why you pick the size instead of typing it
A price tested against the wrong size is worse than no answer — so the project comes from our covered list and the size comes from the sizes actually lodged in that project’s record. Prices are read to the nearest sensible step. If we don’t cover the project, we say so — we’d rather say nothing than guess.
Checking an HDB resale price?
Name the block, flat type and lodged size, and the price is read against that block’s own resale record — measured within HDB, never against a condo. HDB issues its official valuation only after an Option to Purchase is granted; this check is the read you get before that moment. It is not a valuation.
Questions
Is this a different rating from the listing rating?
No — it is the same rating. A pasted link and a typed price go through the same measurement against the same evidence; the only difference is where the price came from.
Is this a valuation of my property?
No. A valuation is a licensed opinion of worth. PriceVero rates the price you name against sales lodged with URA and shows you the record it used. It never tells you what the property is worth. What a valuation is, and when you actually need one.
Why can’t I type any size I like?
Because the rating is only honest when the size is real. You choose from the sizes lodged in the project’s own transaction record — which also means no typo can hand you a confident wrong answer.
What does a check cost?
One rating from your plan, the same as rating a listing. Free accounts include monthly ratings — no credit card needed.
What about Cash Over Valuation (COV)?
COV is the amount a buyer pays above HDB’s official valuation — and that valuation is only issued after an Option to Purchase is granted, so nobody can know COV in advance.
