Is the asking price fair?

Every listing shows a price. What it does not show is whether that price stands up to the evidence. PriceVero rates a Singapore property’s asking price from 0 to 100 by comparing it against transactions actually lodged with the URA — the same public record used across the market — and against the quality of the building itself.

How the rating works

Two things decide the rating. One looks at this unit’s price: how the asking compares to the last sale of the same size in the same project, to recent sales nearby, and to the wider area. The other looks at the building: its location, connectivity, remaining lease and the depth of its sales record. The two are combined by the weight of evidence behind each, so a thin or dated record counts for less — the rating is never a simple average.

Which listings can I rate?

Paste a link from PropertyGuru, CommercialGuru, 99.co or EdgeProp. It works for private condominiums, executive condominiums (ECs) and industrial property across Singapore’s districts. If a listing is too new or too thin on evidence to score confidently, we say so rather than guess — and the free Chrome extension can rate any listing live, on the page itself.
