In 2020, 0.4% of HDB resales transacted at S$1,000,000 or more. So far in 2026 it is 7.3% — 1,087 flats in the first seven months, about five a day. The counts come from the HDB resale transactions published on data.gov.sg, to July 2026. The other side of the same record: 92.7% of this year's resales were still below the line.

From exception to category

Every million-dollar flat used to be a news story. The record says that stopped being justified some time in 2024:

1,087 flats crossed the line in the first seven months of 2026 — five a day, and a share around twenty times 2020's. At this pace the million-dollar flat is not an anomaly; it is a market segment.

The shape of the segment has changed

The category began as an executive-maisonette story: rare flat types, huge floorplates. Over the last 12 months (Aug 2025 – Jul 2026) the most common million-dollar flat is a 4-room:

A 4-room crossing S$1m is not a floor-area story — it is a lease and location story: young leases in central towns. The towns confirm it: Toa Payoh (285), Bukit Merah (229), Queenstown (222), Kallang/Whampoa (144) and Ang Mo Kio (129) lead the last 12 months. The highest resale price transacted so far is S$1.728m, a 5-room in Bukit Merah (April 2026).

The base rate the headlines skip

92.7% of 2026's resales were still below S$1m. Million-dollar deals cluster in exactly the towns and flat types above — which means the phenomenon tells you almost nothing about what your target block should cost. A record sale in Toa Payoh does not reprice a 4-room in Woodlands; only Woodlands' own record does that.

That is the practical takeaway for buyers and sellers alike: the market-wide share is a headline number; the negotiation-relevant number is the block's own recent transacted record (and its neighbours') at your flat type and storey band.
