“—” means HDB approved fewer than five tenancies of that type in that town, too few for a median. 1-room flats have a figure in one town only: Bukit Merah, S$2,000 a month.
How to read these numbers
A median is the middle rent: half the tenancies were for more, half for less. It is a town-wide figure for a flat type, so a flat near an MRT station or with a newer lease can rent above it and an older one below. A rent close to the median is in line with what HDB approved there; a long way above or below it is worth a second look.
Check a rent against the record
Have a rent in mind, as a landlord or a tenant? Put it against this record for your block’s town and flat type and we will tell you whether it looks low, in line or high.
Where these numbers come from
Every figure here is from HDB’s record of the tenancies it approved for whole flats: the median rent a month and how many tenancies it rests on. These are not asking rents. Landlords declare the rent and HDB does not check it. Whole flats only: rooms rented out are not in it. Figures are medians and counts; individual tenancies are not republished. Source: HDB, under the Singapore Open Data Licence.
Frequently asked
Are these asking rents?
No. They are the rents on tenancies HDB approved: the landlord declares the rent when the tenancy is registered. Asking rents on listing sites usually sit higher.
Does HDB check the rent?
No. HDB approves the tenancy, not the rent. The figure is what the landlord declared.
Why is a town missing a flat type?
A cell is shown only where HDB approved at least five whole-flat tenancies of that type in that town in the window. Below five, a median says more about one flat than about the town.
