Deal Scan — flats and units asking below recent transactions
Pick an HDB block, a condo or an industrial building. We check every home currently for sale in it against what similar-sized ones in that same block or building have actually transacted at, and list the ones asking less — largest gap first.
Right now that is 564 flats across 423 HDB blocks and 1,347 units across 391 condos. See which HDB blocks · See which condos.
Why this is not a list you can already get
An agency’s own system holds the transacted record, and a good agent can read one asking price against it in a minute. What neither can do by hand is read every live listing in a building against that record at once. This needs both halves in the same place — the transacted sales and every live asking price — and it needs them compared at the same size, because the bigger unit almost always looks cheaper per square foot.
What a scan gives you
- Every unit for sale we can compare, with the ones asking below listed first.
- The asking price, the size, and how far below it sits.
- What similar-sized units there have transacted at, how many sales that rests on, and over what months — so you can see the basis, not just the answer.
- On a condo or industrial building, its A–E grade beside each unit. An HDB row shows the comparison instead, and one click grades that flat’s own asking price.
- The date we last saw each listing. Nothing re-checks whether a unit is still for sale, so some will already be sold or withdrawn.
What it does not do
It does not say a unit is worth more than it is asking, and it is not a valuation — valuation is a licensed activity in Singapore and this is not one. A unit asking below what similar-sized units have transacted at may be asking that for a reason: the floor, the facing, a tenancy, the state of it, or a seller in a hurry. What we give you is the comparison, made against the record, so the question you ask next is a better one.
What it costs
Every plan, free included, shows how many units in a building are asking below. Seeing which needs a paid plan. One scan reads one building; re-checking the same building the same day does not count again.

Which properties it covers
All three: HDB resale flats, condos and apartments, and industrial buildings. Each is compared only against its own kind — a flat against flats in its block, a condo unit against units in its building — and never across them.
HDB. The record is HDB’s own resale register, published under the Singapore Open Data Licence, so we can tell you exactly where every figure comes from. One thing to know: we don’t compare floors. Neither the listing nor the register lines up floor for floor, and a flat lower down sells for a little less, so a fairly priced low flat can appear on the list. The floor is the first thing you will see when you open the listing.
Industrial. A ground-floor unit keeps its loading access and sells at a premium, so both sides of the comparison are read from upper-floor sales only, and units we can see are on the ground are left out.
