Singapore HDB blocks with flats asking below recent transactions
Right now, 703 flats across 494 HDB blocks are asking less per square foot than similar-sized flats in their own block have recently transacted at. Every flat for sale that we can compare is checked, every week. Checked 20-09-2026.
We compare a flat only when its block has at least five transacted resales of a comparable size, so flats of an unusual size for their block are not counted. Of the 2,168 flats for sale we could compare, 703 are asking below. We don’t compare floors, so a flat lower down can look cheaper than it is. Nothing re-checks whether a particular flat is still for sale — each one carries the date we last saw it. Resale prices are HDB’s own, published under the Singapore Open Data Licence.
