Condos for sale on the East Coast

192 condos and apartments line Singapore’s East Coast. Here is what they cost, what is for sale today, and which buildings have units priced below what similar flats there have already sold for. Every figure comes from prices people actually paid — not prices asked.

What counts as the East Coast: the coastal stretch from Katong Park to Bayshore, along the six Thomson–East Coast Line stations. It runs through Marine Parade and Bedok and covers two postal districts, 15 and 16 — 173 buildings in one and 19 in the other, which is why no single district or town page covers the whole strip.

What a condo on the East Coast actually costs

The middle of the market here is S$2,215 per square foot — about 28% more than the S$1,725 middle for Singapore condos as a whole. On a 1,000 sq ft unit that is roughly S$2.2m here against S$1.7m elsewhere.

That comes from the 38 buildings with enough recent sales to be dependable. Quiet buildings show a dash rather than a stale price.

The strip is not one market — it is six

A square foot near Tanjong Katong costs about 1.9 times what one near Siglap does — S$2,600 against S$1,340. Where you buy along the coast changes the price, the choice and how often anything comes up. Here is each stretch on its own.

Nine in ten East Coast buildings are freehold

173 of the 192 buildings here are freehold — 90%, against 64% for Singapore condos generally. Freehold means you own it outright, with no lease counting down and no question about what it is worth in forty years. Nearly all the leasehold stock on this strip sits in a handful of big 1970s and 1980s estates; nearly everything else is held outright.

Freehold buildings here sell at S$2,410 psf and leasehold ones at S$1,630. Do not read that as what freehold is worth. The two groups differ in age, size and position, and the leasehold side is mostly older estates — it is not a like-for-like comparison, and we are not making one.

44 units on the East Coast are asking below their own building’s record

Of the 639 units for sale here, 44 are asking less than similar-sized units in the same building have already sold for, across 17 buildings — checked 07-10-2026. Similar-sized is the part that matters: a big flat with a low price per square foot is not a bargain, it is a big flat.

Deal Scan: see which units, on which floor, at what price

The count and the buildings above are free to read. Opening the scan on a building names the individual units for sale in it — size, floor and asking price — beside the comparable sales in that same building each one is being read against. That is what separates a unit that is genuinely asking below the record from one that is simply smaller.

The count is free on every condo page; naming the units is on a paid plan — what each plan includes. Beyond this strip: every condo in Singapore with a unit asking below its own record.

East Coast condos — the common questions

How much is a condo on the East Coast?

About S$2,215 per square foot in the middle of the market — roughly S$2.2m for a 1,000 sq ft unit, on sales up to Sep 2026. Prices run from about S$1,080 psf in the older leasehold estates to S$2,910 psf at Amber Park. These are prices people have actually paid. We are not valuers and none of this is a valuation.

Are East Coast condos freehold?

Mostly, yes — 173 of the 192, or 90%, against 64% across Singapore. The 19 leasehold buildings are mainly the big 1970s and 1980s estates, plus a few recent 99-year launches.

Which East Coast condos are cheapest per square foot?

Neptune Court at about S$1,080 psf, then Laguna Park and Bayshore Park. All are 99-year leasehold with the least time left — that is why they are cheap, so weigh the price against the years remaining. See the full list.

Which East Coast condos have sea views?

We cannot see the view from a particular unit, so we will not claim one. What we can tell you is how close each building is to East Coast Park: 16 have a stretch of it as their nearest green space, and Finland Gardens is closest at 60 metres. See them all.

How many East Coast condos are for sale right now?

639 units across the 192 buildings, as of 07-10-2026. 44 of them are asking below what similar-sized units in the same building have already sold for, across 17 buildings.

Is the East Coast a good place to buy?

That depends on the building and the price, which is exactly what we can help you check. What the record does say: the strip is unusually freehold, it is busy (1,879 sales in the last two years), and its dearest end costs close to twice its cheapest. Give us a building, a size and a price, and we will tell you where that price sits against what has actually been paid there.

You have the buildings; what is left is the price. Name any of the 192 above and the price you have in mind, and we will read it against what similar-sized units in that same building have actually sold for — and answer in one word.

Where these figures come from. Transacted prices are URA-lodged caveats, used under the Singapore Open Data Licence, and the record runs to Sep 2026. Listing counts are our own sweep of the portals of 07-10-2026 and change week to week. Amenity distances are walking distances from each building.

What this page is not. PriceVero reports what has been transacted and rates how a price compares with it. It is not a valuation, it is not advice, and we are not an agency — we represent no side of a transaction.

Why some buildings show a dash. 38 of the 192 have sold often enough for a dependable price. The rest show “—” rather than a stale number — their rating still stands, because it rests on more than price alone.
