Freehold industrial property for sale in Singapore

Most industrial property in Singapore is on a lease that is counting down. 36 of the 148 estates we rate are freehold. Here they all are — what units there have sold for, what is on the market today, and how much lease is left on everything else.

Why this page exists. Tenure decides more about an industrial purchase here than almost anything else, and it is the hardest thing to search on. No area or estate page groups property by it. This one does.

What freehold industrial space costs

The middle of the market is S$940 per square foot. It runs from about S$690 at Carros Centre to S$1,720 at Az @ Paya Lebar — the same tenure, more than double the price.

Age, floor, unit size and how close the estate is to town move that figure far more than tenure does — which is why it is worth checking a price against its own estate rather than against an average. Each figure below is the middle of the sales we hold for that estate over the last two years, up to Sep 2026, and we only print one where at least five sales stand behind it.

Freehold is the exception here, not the rule

Buyers coming from the residential market expect freehold to be common. Industrial is the other way round. 36 of the 148 estates are freehold; 65 sit on 60-year leases and 26 on terms of 30 years or less.

12 show a dash instead of a price. Fewer than five sales in two years is not enough to put a number behind, and a stale one is worse than none. Their rating still stands — it rests on more than price alone.

26 industrial estates have under 20 years of lease left

This is the other half of the tenure question, and the half nothing else publishes. Across the 104 leasehold estates where we hold the term, the middle has 31 years remaining. These 26 are the short end of it, and between them they have 283 units on the market right now.

We report the years. What they are worth to a particular buyer, and how a lender will treat them, is outside what we measure.

Freehold industrial property — the common questions

How much freehold industrial property is there in Singapore?

36 of the 148 estates we rate, or 24%. Another 65 sit on 60-year leases and 26 on terms of 30 years or shorter.

What does freehold industrial property cost per square foot in Singapore?

About S$940 psf in the middle, across the 24 estates with enough recent sales to measure. Prices run from about S$690 to S$1,720 psf. These are prices people have actually paid. We are not valuers and none of this is a valuation.

Where are Singapore's freehold factories and warehouses?

12 in Geylang, 4 in Bishan, 4 in Hougang, 4 in Sungei Kadut, 4 in Toa Payoh, 3 in Bukit Merah and the rest spread thinly. The full breakdown is above.

How much lease is left on the rest of Singapore's industrial estates?

The middle one has 31 years. 26 are under 20 — the shortest is The Alexcier at 9 years, 8 have 20 to 30, 41 have 30 to 40 and 29 have more than 40. Those shortest estates have 283 units on the market between them, so short lease and active supply overlap heavily.

Is a freehold factory worth more than a leasehold one?

We are not going to put a premium figure on it. The freehold and leasehold sets differ in age, size, location and building type, so a raw gap between the two would read as a measurement nobody made.

What we can do is answer it for one unit. Give us the estate, the size and the price, and we will tell you where that price sits against what similar-sized units in that same estate have sold for.

What is the smallest freehold industrial unit you can buy?

The smallest on record is 730 sq ft at Amtech Building. Across all 36 freehold estates the typical smallest unit is around 1,370 sq ft, so anything under a thousand is genuinely at the small end.

Do you show prices per square foot for industrial estates?

Yes — the table above carries one for every estate with enough recent sales behind it. It is the middle of the sales we hold there over the last two years, from at least five sales, rounded to the nearest S$10.

Every estate, and the areas they sit in

Every industrial estate we rate, with the evidence behind each rating.

Check a price before you offer, or accept one

You have the estates; what is left is the price. Name any of the 36 above, the unit size and the price you are weighing, and we will read it against what similar-sized units in that same estate have actually sold for — and answer in one word.

Where these figures come from. A median psf is our own measurement: the middle price per square foot transacted at that estate over the last 24 months, up to Sep 2026, printed only where at least five sales stand behind it and rounded to the nearest S$10. Listing counts are our own sweep of the portals and change week to week. Tenure and remaining lease are as recorded against each estate; 8 estates have no tenure on record and are left out of the tenure counts rather than assumed.

What this page is not. PriceVero reports what has been transacted and rates how a price compares with it. It is not a valuation, it is not advice, and we are not an agency — we represent no side of a transaction.
